The person making the booking must be 18 years of age or over. Non-refundable deposit of 20% is payable at the time of booking. The balance payment is due no later than 60 days prior to your arrival. For bookings made within 60 days of arrival the full payment is due at the time of booking( payments will be taken automatically)

Arrivals from 4pm, departures by 10am please.

We reserve the right to refuse any bookings or cancel any bookings already made subject to refunding any sums you have paid without further liability on our behalf.

COVID-19: We will refund in full if our cottage is closed due to a lock down. If any member of the party becomes unwell during their stay, all guests must return home and self-isolate at home.


Maximum occupancy of 4 people without prior notification. A cot sleeping infant, under the age of 2, may be an additional person. We reserve the right to refuse to hand over to you, or repossess the property if the number is exceeded and will treat these circumstances as a cancellation by you.


We only accept fully house trained dogs. 1-4 well behaved dogs welcome. Please do not leave your dog unattended in the property or around the grounds ( a dog crate is fine) Please bring your own dog's bed and throws to cover the furniture. Please do not allow your dog on the furniture without a cover. We ask that you remove and dispose of your dog's poo respectfully. 


We ask that care is taken with the property and its contents. If accidental damage of a minor nature should occur, you will not normally be charged, but the party leader will be liable for damages not classified as such. The property will have been thoroughly cleaned and inspected before your arrival. You agree to keep the accommodation clean and tidy and leave the property in a similar condition. We reserve the right to repossess the accommodation if we reasonably believe that any damage is likely to be caused by you or your party or can repossess the accommodation if damage has been caused. These circumstances will be treated as a cancellation by you.



You must allow us the right of entry to the property at all reasonable times, for the purposes of necessary repairs or maintenance.


We have made every effort to ensure that your holiday is enjoyable and trouble free. If you do have a complaint or problem, please let us know immediately, so that we may be given the opportunity to rectify and correct the situation as soon as possible. Any complaints or problems encountered during your stay, and not reported at the time, will not be considered at a later date.


All monies paid are non-refundable, unless we are able to re let the property. We have all necessary third party and public liability insurance on the property. However your personal and travel insurance is not included, and we strongly advise you take out Personal Travel and Cancellation Insurance.


You must take all necessary steps to safeguard your personal property and no liability to you is accepted in respect of damage to or loss of such property.

The owners will not be held responsible or liable for any accidents or injuries however caused.
